SECTION 2: PERIOD AND PRICE OF RENTAL
Please note that arrival/ departure dates must be followed- if you should require an extension of your stay past the booked period, you must first contact us in order to secure further dates. The entire property is available to the guest(s) for the duration of the period booked.
Check in time is available after 3PM, and check out time is by 11AM.
SECTION 3: PRICE COVERAGE, SECURITY AND POTENTIAL EXTRANEOUS CHARGES
Price per night covers a preset standard utility and cleaning fee. Should we find that the guest(s) have used an extremely excessive amount of any one utility listed below, an extra fee may be charged. To avoid this, please be mindful to switch off air conditioning units and lights when leaving the home for an extended time.
Utility costs are covered up to an average rate and include: high speed wifi, gas, electricity, water and sanitation.
No security deposit payment is required of the guest(s). In return, the guest(s) must honorably agree to promptly report any/ all damages to the property and/or its contents with photographic evidence and each case will be discussed and assessed as to its repair.
Our caretaker takes inventory and assesses the property both before and after the stay and reports any damages to us directly if the guest(s) have not already notified us of them. This also extends to missing and/ or damaged furnishings/ appliances etc listed in Section 5.
Please be aware that if an excessive amount of rubbish is left behind, or if the house is left exceedingly dirty and/or damaged, this may reflect in a supplemental charge to the guest(s). In order to ensure an excess charge is not applied, please be sure that the house is clean upon vacating the premises and as close to original entered condition as possible. To aid in this, we suggest the following:
Dispose of all food in the fridge
Vacuum floors if needed
Rinse down the wet room
Clear sinks/ toilet of any residue
Wipe down dirty surfaces
Be diligent that all personal belongings are taken with you upon departure, and
Ensure any remaining household waste left behind is sealed and sorted.
We have provided a guide book in the home to help understand Onomichi's rubbish disposal/ sorting rules. We provide a complimentary rubbish collection service to all our short term guest(s) by our caretaker on request; further details can be found in the handbook. The key provided is the only one available. If the key is lost or not returned at the end of stay there may be a charge of up to ¥25,000 for replacement.
SECTION 4: HOUSE RULES AND CAVEATS
A copy of all below house rules and caveats are provided in the guide book, which will also be provided alongside the contract in PDF format. We have provided an abridged version of them below:
Please follow and implement a high standard of sanitation, cleanliness and order to the property during your stay. This will discourage pests.
As a general reminder, please acknowledge and be friendly, respectful and polite towards your neighbors.
Remove your shoes and leave them inside the concrete entranceway (NOT outside the door) before walking onto the wooden floors, and ensure that you do not wear outdoor shoes whilst in the home.
Smoking of any kind is not allowed anywhere in or around the property. This includes on the balcony or pathway to the house.
Playing loud music, hosting large gatherings and or parties at any time of the day is strictly prohibited.
Do not use the property in a way that may disrupt others. Refrain from slamming doors, playing the TV loudly or raising your voice to a disturbing level.
Before you leave the house, ensure all windows are closed/ locked and air conditioning/ heating units have been switched off.
Report any damages or breakages as soon as possible after they have happened so we can organise a replacement or repair.
Please also read and be aware of the below.
We ask that you are aware that whilst the house build is modern, it runs on infrastructure systems that are older than those that you may be used to in other parts of Japan.
Water used in the homes runs almost directly into the seas, so we ask you to not pour chemicals or food waste down the sinks or drains. Rubbish disposal in the Hiroshima prefecture is strict; we have provided a guide on simple sorting of refuse.
A railroad runs close to the home, with local trains running frequently during the day and freighter trains using the tracks during the night. The noise disruption is unavoidable, so for those of you who are light sleepers we recommend bringing earplugs or using the ones that have been provided for you.
The sanitation systems in Onomichi are based on an older ‘septic tank’ model than in other metropolitan areas of Japan- we strive to ensure that our own system runs cleanly with monthly scheduled visits by specialists.
Regularly ventilating and changing the air in the home (especially in the warmer months) discourages damp and rids the home of any stale air or unpleasant smells that may come in from the front steps, which are close by to the water run offs.

SECTION 5: FURNISHINGS/ UTILITY/ APPLIANCES
We are registered as a licensed Minpaku property under the Japanese regulatory Private Lodging Business Act.
Fire alarms are on both floors and a fire extinguisher is provided on the first floor. Emergency torches are also supplied on both floors.
The premises contains the following appliances:
Refrigerator/freezer, gas stove, integrated grill, microwave, toaster oven, washing and drying machines, clothes steamer, clothes iron, electric doorbell (no intercom), two air conditioning units, vacuum, television, bidet toilet, automatic bath unit with integrated drying room, wifi router, smoke alarm x2.
All appliances are frequently serviced and checked, however should there be any issue with them please do not attempt to fix it yourself. Contact us and a repair service will be arranged as soon as possible.
The home will be equipped with an adequate supply of basic toiletries including body wash, shampoo/ conditioner, toilet paper as well as a set of towels, toothbrushes and earplugs. Cleaning products including washing up liquid, surface sprays and laundry detergent are also provided. Any provided amenities have been allocated in consideration to length of stay, and should any amenity run out it is up to the guest(s) to replenish this should they require more of any one amenity (ie. toilet paper).
There is an English language guide (within the provided guide book) to the home which includes translated picture guides to use of all appliances within. It also provides information on the home, a copy of the house rules and caveats as well as supplemental reading material for the guest(s) to refer to should they require.
The guest(s) may use any provided utensils, cutlery etc. in the premises as well as bedding, towelling and cleaning materials within the home. Everything that has been provided is for use within the property only. They must not be taken or used outside.
Our housekeeper takes inventory of the home both before and after any guest(s) stay in the home. Should anything be missing or damaged we reserve the right to take matters further.
Please note that the landlords have one wardrobe on the first floor that must not be opened or used by the tenant(s). This wardrobe is clearly locked and items inside should not be removed or used.
